The Process

Initial meeting /Skype/in Person/Phone
We discuss your requirements, your budget and whether you require assistance with mortgage and time scale.

Property Selection: Through our exclusive data base and collaborating agents your requirements will be entered for cross reference and pre selected properties will be presented to you for your initial approval.

Pre Visits:
Once you have been offered a selection of properties viewings will be arranged for any properties that may be of interest to you.

Property preview visits: 
Whenever possible the properties we offer directly or indirectly will be pre viewed by your Personal PA within Calvia Properties and if available a video of the viewing can be made available for your short list selection process. We will ensure the property ticks as many boxes as possible.

Personal visits:
This is the point when the properties you have selected are available to view and we visit the property with you for your personal feedback. A full and comprehensive property report can be made available for you.

 

Negotiating:
The asking price is not always the end price...
We negotiate between the property owner and client aiming to find a suitable price that both parties agree on. Once both parties are agreed we go forward to start the completion process.

Completion: 

For rentals, Once a price is agreed its important to put down a holding deposit, this is normally equivelent to one months rent and will secure the property. The details that have been agreed for the contract will be noted on this preagreement then sent along with your ID copies and proof of income to the lawyers so the contract can be prepared. 

For Purchases, there are various aspects that can be overlooked its important at this stage to appoint a lawyer who can take care of all the legalities requesting from the owner to supply along with the deed to the property proof of up to date Council tax contributions, Energy certificates and utility bills ready for the completion process. Calvia properties assist, prepare and forward all requested documentation to your appointed Lawyers in preparation for notary signing.
